The architectural office The KS Project, based in Mykonos and Athens, successfully undertook the comprehensive study, design, and licensing of this contemporary ground-floor residence in Nea Erythraia. The project’s program meticulously integrates private and social living spaces, subterranean utility areas, and an expansive outdoor pool area.
Design Philosophy
The primary objective was to achieve an optimal spatial arrangement that balances the functional needs of a modern family with dedicated zones for relaxation. Architecturally, the building follows a unified logic of “quiet luxury”—utilizing modern synthetic principles and clean, minimalist lines.
The structure is defined by a rectangular volume that is strategically “broken” to create recessed semi-outdoor living areas and inviting entrance points. A distinctive perimeter parapet “floats” around the building; by creating a subtle ledge against the internal slab, it avoids direct contact with the external masonry, lending the heavy materials a surprising sense of weightlessness.
Materials & Landscape
The façade is a tactile blend of natural stone cladding and high-performance gray thermal coating, crowned by a visible concrete finish on the parapet.
The outdoor sanctuary centers around a swimming pool, serving as the focal point for both common and private areas. To the south, the plot is softened by natural turf and lush, medium-to-high Mediterranean planting, creating a tranquil microclimate that filters into the interior.
Interior Layout
The ground floor features a light-filled open-plan living room and kitchen, oriented south to capture maximum natural light and views of the pool. The private wing consists of bedrooms with en-suite bathrooms, also facing south for a seamless indoor-outdoor connection. To the north, the home provides functional auxiliary spaces, including a private office and a dedicated music studio.
The basement, which benefits from natural light wells, houses a guest suite, secondary kitchen, playroom, gym, and extensive storage.
Our Approach
Throughout the home, earthy tones and natural materials like stone and wood harmonize with large glass openings. This combination creates a warm, calm atmosphere defined by discreet luxury. With a dynamic, multidisciplinary team of architects and engineers, The KS Project transforms specific architectural challenges into unique, bespoke realities that reflect each client’s distinct vision.
