Detached house in Kifissia
Research, Design and Construction

Family residence
The Athens-based team of the KS Project took on the study, design and construction of a two-story residence in Kifissia for a family.
The primary requirement from the owners was to craft a detached house that achieved a harmonious balance between public and private spaces, to incorporate parking and a swimming pool, functionally serve the diverse needs of the family, but also radiate genuine relaxation and tranquility. Essentially, the aim was for the house to function as a main residence that combines the comforts and the serene and relaxed ambiance of a country house situated outside the city, in proximity to greenery and water.
Our office’s main design idea was the creation of a comfortable detached house with a distinctive volume and exterior spaces possessing an introverted character, in order to facilitate a smooth integration into the urban landscape of the area while ensuring the family’s isolation from the traffic and noise of the city. Despite not being in the central part of Athens, Kifissia still presented a considerable amount of disturbance.
The structure itself consists of pure rectangles with recesses forming balconies, highlighted by the separation of floors with white slabs and the exterior sheds’ awnings. This extends from a distinctive charcoal-grey color of the central unit softened by the white frames of the floors so that it is sectioned and presents a more relaxed and less imposing appearance.
The outdoor area features a spacious swimming pool overlooking all common areas of the residence, surrounded by trees. These two elements contribute to the creation of a living room-kitchen that serves as a retreat.
As an outdoor space with a view, we also configured the roof to be green. It was created by designing and constructing a small above-ground courtyard offering an excellent panoramic view of the sky and the city of Athens. The intention was to provide occupants with a feeling of observing the city from above without having to get involved in the problematic aspects of it, despite being in the city and the house being part of it.
The ground floor encompasses a comfortable living room and kitchen overlooking the landscaped courtyard, while the first floor houses the private areas of the family rooms facing east.
In the first basement of the house, we designed and created a playroom suitable for both adults and the youngest family members.
Finally, in order to provide parking space, a parking/garage area for all family vehicles was designed in the second basement.
