In an enchanting spot in the Koundouros area of Mykonos, The KS Project architectural office designed and built four luxury residences for rent.

For the owners, the goal was to create two-story homes with multiple bedrooms, a private outdoor living area with a pool, barbecue, and parking.

For our design team, it was deemed necessary to adapt the architectural proposal to the relief, which is formed in steps along the sloping direction of the plot. It is a background with steep slopes and an amphitheater, offering unobstructed views towards the Aegean. With these data, four independent houses were created, each of which has a different elevation level, in order to adapt, on the one hand, to the natural relief, and to ensure, on the other hand, privacy in relation to the neighboring houses.

Access for vehicles is located at the lowest point of the property, i.e. in the northeast. There, a general-purpose parking lot awaits visitors, and at the same time, access for vehicles begins in the private parking spaces corresponding to each residence. At the same time, additional access for pedestrians has been provided from the south side of the plot, through descending staircases.

The private parking space for the users of the residences is located at the level of the vehicle access passage, in the northern part of the property, which is differentiated from the level of the external environment but also from the houses themselves, through staircases. Thus, the user does not come into direct contact with the activity in the parking areas and enjoys the view towards the sea without the interference of visual obstacles.

Another element that played an important role in the architectural proposal of The KS Project is the contact of the houses with the rock located on the south side of the property. In particular, it was a great challenge to integrate the vertical limit of the rock into the architectural composition, especially at the height of the interior spaces located on the lowest levels of the houses. Integration was achieved, ultimately, by creating extensive glazing to the empty, narrow spaces between the rock and the structure. So instead of the usual way of dealing with similar spaces that often arise in caved-in parts of buildings in rocky landscapes, our design team chose and finally managed to emphasize this point, treating the rock as a scenographic element that stars in the Cycladic landscape and deserves to be highlighted in the most spectacular way.

The interior design of the houses is dominated by earthy colors, wooden, single constructions on the headboards that incorporate secondary surfaces (bedside tables, desks, etc.) and lighting elements, but also fixed furniture (kitchens and cupboards) with references to the curved surfaces of the traditional Cycladic architecture.

A special feature of the interior configuration is the creation of open-type wet spaces in most bedrooms. Thus, showers, bathtubs, and sinks are placed in the bedroom, often in a free-standing position, instead of being in a separate bathroom area. This choice gave our architectural team the freedom to design and build single, multi-purpose surfaces that accommodate both the sinks and the closets, which are also open. For the bathtubs, we also followed free placement in corners within the bedrooms, so that there is direct visual contact either with the view towards the Aegean, or with the rock that is on the back side of the plot.

Both for the interior and exterior of the residences, materials and colors were chosen that blend harmoniously with the landscape of Mykonos; off-white cement mortar, light-colored wood, white surfaces, natural gray textures on the floors and swimming pools, as well as reeds for the wooden fillings shading structures.
